Summary

Position Overview:

This position will primarily oversee third-party managed development properties and provide overall asset management for residential properties within the RioCan Living portfolio.

Responsibilities:

  • Maintain a portfolio of properties, including both those managed by RioCan and by Partners.
  • Ensure managing partners understand and meets all RioCan project execution and reporting expectations such as schedule management, financial performance & reporting, development and operations reporting.
  • Review reports and use as a tool for monitoring and improving performance.
  • Regularly review major projects documents, inclusive of pro forma, operating budget, schedules, major tender recommendations and other items, bringing in other RioCan disciplines as required (e.g. Development, Product Development, Leasing, Marketing) to provide the required expertise and perspective.
  • Track partner performance against agreed-to metrics, resolve issues as they arise and elevate issues to Senior Management as required.
  • In cooperation with RioCan Living Operations, prepare the annual property budget; monthly statement review and reforecast; preparation of off-site packages and monitoring of property action plans for residential properties under the management of RioCan Living.
  • Prepare Operations Reports as per Agreement requirements, coordinate other disciplines as necessary and issue reports to Partner.
  • Travel to and conduct inspections of the assets within the portfolio.
  • Perform financial analysis and other duties / projects as required.

Qualification Requirements:

  • University/College degree/diploma in Business, Finance or Urban Planning
  • Minimum of 5 years’ work experience, in either the development or asset management of residential and mixed-use properties. Work experience spanning development, asset management and/or residential operations is preferred.
  • Familiarity with the key steps in land development, such as municipal entitlements; condo sales and residential rental leasing launch; tendering of construction contracts and construction itself;
  • Proficient in Word, Excel, Access and Outlook. Proficiency in Microsoft BI is an asset.
