Vice President, Operations, Central Canada

Reporting to the Senior Vice President Operations, this position directs the overall activities of the property management/operations function of their portfolio through a team of Regional Directors/AVPs.  The VP Operations, Central Canada oversees property management budgets and strategies, and also works with senior management and other departments to maintain property value increase expectations.


  • Oversight of the portfolio of shopping centres with ownership interests in 132 retail properties containing more than 23 million square feet
  • Managing an annual revenue stream of $700 million while regulating the operational expenses, realty taxes and insurance for the portfolio
  • Ensuring that all safety legislation is adhered to and policies and practices are adopted; assisting to plan, implement, monitor and review the protective and preventative measures the company is required to follow
  • Follow-up and corrective action on feedback from property audits
  • Ensuring that properties within the portfolio meet company specifications and standards and that acceptable retention rates are maintained
  • Establishing processes and procedures to optimize the efficiency of the portfolio
  • Financial management of the portfolio; planning and managing long-term capital expenditures and monitoring all financial variables for the portfolio
  • Review and approval of annual property budgets for all centres in his/her portfolio; providing guidance and coaching to Property Managers on the budget process
  • Analyzing monthly income statements and variance reports; analyzing variances in operating expenses, income and the ancillary budget; conferring with Property Managers for the portfolio to determine source of and/or reason for variances, as required
  • Managing the accounts receivable process; closely monitoring rent collection from tenants to ensure timely receipt of rents owing and prompt payment of arrears in adherence with collection policy and procedures 
  • Championing RioCan’s corporate sustainability initiative while providing new and innovative approaches to efficient property management
  • Supporting the integration of new acquisitions into the existing portfolio
  • Management of people, directly for Regional Directors and Property Managers and indirectly for their staff; managing training and career development; providing advice and counsel regarding staffing and performance issues

Qualifications & Requirements

  • Minimum of 10 years progressive related experience in the real estate sector, with previous experience at the senior management level
  • Proven ability to meet tight deadlines
  • Strong relationships within the retail business community through experience in the industry
  • Exceptional leadership qualities
